The Project involves the design, management, construction and marketing of around three hundred and fifty nine (359). Waterfront Villas/Chalets and flats covering an area of 53,430 sqm. located in the Floating City neighborhood of Amwaj Islands, a man-made island covering an overall area of 2,798,064 sqm. situated at the northeastern tip of Muharraq, Bahrain.

The Floating City is designed to have a series of canals where boats may cruise and even park right by their own back garden where the level of water is maintained within 50cm "rise and fall" by a sector-lock gate located at the south entrance of the island adjacent to the Proposed Yacht Club.

The project is designed and patterned after similar residential marina projects conceptualised and constructed by world famous Architect, Bernard Spoerry, son of Naval Architect Francois Spoerry, founder and builder of Port Grimmaud, renowned marina neighborhood located near St. Tropaz, France.

The Al Marsa Residential Marina is the first of its kind in the Gulf region and located in the most picturesque vicinity of Muharraq with its pristine waters and cool breeze.

Description

The Al Marsa Waterfront Villas Project covers an area of 53.430 sqm. out of a total of 83,772 sqm. of residential canal lots located at the eastern section of the island, right by the main entrance to Amwaj Islands.

A series of canals with tongue shaped land-masses that are accessed and traversed through humpback bridges were designed to be in the centre of the Floating City to keep these sheltered from adverse elements of nature.

The residential canal lots are part of the Residential Marina or better known as ‘Amwaj Islands’ Floating City’ District which includes a Town Centre with a Hotel, Condominium, Beach Area; Shopping Centre and Banquet Hall; 4 Mansion Lots; Interior Lots; Private Beach Lots and a Yacht Club covering an overall area of 264,000 sqm.

Design Types

There are 13 Villa & Flat Type designs to choose from having varied floor areas, bedrooms and lot cuts, starting with the smallest unit, a Studio Type Flat on 6.2 meter grid property and the largest villa having 5-bedrooms with garden, swimming pool, and boat shelter on a 12 meter grid type plan.
